Is your Home Owners Association online?

Yesterday I received a phone call from a woman at a title company asking me if we knew where the Home Owners Association (HOA) dues were to be sent for a particular subdivision. I had no idea!

So while still on the phone with this escrow officer we began doing a search online for any information about that subdivisions Home Owners Association. We found nothing, nadda, nix. 

We found plenty of market statistic blogs that we had written for the subdivision, we also found the facebook page we created for the subdivision and lots of listings but absolutely no information on the Home Owners Association. 

This isn’t the first time I’ve had these type of calls. Just a few days ago I got a call from a woman who was receiving checks in her post office box for yearly HOA dues for another subdivision. She didn’t even live in the subdivision. Again we did a search online to try and find out where the checks were supposed to go and although we did find two email addresses, the woman informed me she had already emailed them several times but had heard nothing back. There were no mailing addresses or phone numbers so there was no other way to contact them except by email.

I began to wonder why some of these associations are not online. How can a home owners association possibly manage its affairs, if residents of the development or even outside entities cannot contact them?

In both of the above instances, someone was trying to pay their dues to the association but couldn’t. In both cases the person trying to pay will either be late or in default just because they couldn’t contact their association.

What about deed restriction violations? What about transfers of property? What about new construction? How can any of the Covenants, Conditions and Restrictions (CC&R) be enforced or abided by, if a home owner can’t even find online an address of where to send their HOA dues?

New Years Eve fun!

With so many great places to go tonight to ring in the new year, we finally settled on 2 hot spots.

First we are going to The LaSalle Hotel in Downtown Bryan to listen to Razz Band and do a little dancing. They are expecting a large crowd and from what I hear there will be food and champagne!

We are then going to Lakeside Icehouse at Lake Bryan to listen to some more music and enjoy the beautiful December/January evening.

Bryan – College Station offers all types of New Years events. So get dressed up, get out and enjoy this wonderful community. Come hang out with us at too.

Remember don’t drink and drive, have a designated driver and be safe.

Christmas is Over….Time for new Pictures

 

Did you list your house for sale over the holidays and did you have your REALTOR come out and take pictures of your home while you had all those beautiful Christmas decorations up?

I’m sure those pictures of your home look very festive all over the internet but……

the holiday season is almost over!

So make sure that you contact your REALTOR to come back out to your home and take new pictures once all the decorations are taken down.

There’s nothing that says DATED better than MLS pictures in March of your home decorated as if it was still December.

Pictures say 1,000 words, don’t let yours say 18 words:

‘I’m too lazy to take my decorations down or my REALTOR is too lazy to take new pictures’

A look at the home sales statistics for Bryan – College Station

According to the data available through the Bryan – College Station Multiple Listing Service, the area saw rise in sales and sales price over the last month.

The average sales price increased from $188,895 in October 2011 to $195,389 for November 2011.

The total number of units sold increased from 114 for October 2011 to 124 for November 2011.

Overall this indicates a heathly real estate market in the Bryan – College Station area and shows that both home buyers and sellers have more confidence in the market than they did this time last year.

New license requirements for Texas Real Estate Brokers

Effective January 1st, 2012 the license requirements will be changed for all new Texas Real Estate Broker Licenses.

To apply for a Texas Real Estate Brokers License an applicant must:

  • Have an active Salespersons license 4 (formerly 2 years) out of the last 5 years.
  • Complete 900 hours of approved course work.
  • Pass the Texas Real Estate Brokers exam.
  • Attain  3,600 transaction points. For example 300 points are attained for a purchase/sale of a single family residence. 450 points are attained for a purchase/sale of a multi family property with 5 or more units.
  • Completed adopted forms and documentation must be submitted as proof of transactions completed in order for points to be awarded.

To reinstate an expired Texas Real Estate Brokers license which has been expired for 2 years or longer an applicant must:

  • Satisfy all the licensing requirements for a new Texas Real Estate Broker application. If applicant cannot satisfy these requirements, then the applicant must apply for a salespersons license.

What you should not see in Real Estate Pictures.

I’ve been fortunate enough over the last few years to see some really spectacular pictures of homes for sale. The interiors of some homes are absolutely immaculate. Everything has a place and everything is in its place but then there’s other times when all I can think is “What was the home owner or more importantly the Realtor® thinking when they took those photographs?”

Some are downright sore to the eye and do absolutely no good for the home seller.

I’ve seen pictures of dirty toilets, cluttered counter tops, sinks full of dishes, floors covered with clothes, walls so covered with pictures, posters, plaques, mounted animals, hats, you name it, that you can’t even see the walls any longer.

Real estate pictures containing family pets, home owners kids, even one of Grandpa smoking a pipe while drinking a beer from his recliner.

I understand that real estate pictures are legally required to represent the actual home for sale but come on, a little common sense should tell you that you’re not selling your dirty laundry or your family pet so why are they in the picture?

Real estate pictures are supposed to be just that, pictures of real estate.

They are supposed to be showcasing to potential buyers the great features of your home. They are supposed to entice a potential buyer to want to actual go to your home. They are supposed to encourage a potential buyer to want to own your home. They are NOT supposed to give the potential buyer the impression that they could end up owning your clutter and family pet.

Make sure when you’re selling your home that your Realtor® takes pictures that showcase your home in the best possible light. Take the time to prepare your home for the virtual world to see and leave out the family pets and clutter!

Real estate pictures and why they are so important

I’m often asked by home owners when they’re selling their home, why I stress so much the importance of having really good and appealing pictures of their home to use to promote their property online. They sometimes get fussy with me when I suggest that they clear off the clutter from their kitchen counter or their bedroom floor.

They often question why I think it’s necessary to have the beds made and the dishes done and put up. Some of the objections I get are “Well we’re not selling our dishes so why does it matter if the buyer doesn’t like them?” or “We’ll just make sure to have the house clean before anyone comes to see it”.

Here’s why it matters.

Home buyers are looking at hundreds of different homes that they may be interested in from the comfort of their own home. It’s not costing them any money to take a peek at the inside of your home. It’s not taking up too much of their time and they don’t even have to let you know that they saw your bed unmade.

They can sit at home, in their office, on a beach or a deck and take a look at that sink full of dishes, check out your collectibles on the kitchen table and even see the dirty clothes on the floor!

They can eliminate any further interest by the click of a mouse. They can determine that there is not enough storage in the house because your using the kitchen table or counter as storage, they can determine that there is no dishwasher in the house because you haven’t washed the dishes, they can decide that if your too lazy to make your bed, knowing that a virtual stranger will be looking at it, then you’re probably too lazy to keep up the maintenance on the house, repair all the little things that need repairing or even keep the house clean!

Click your gone!

As a result of the pictures and the pictures alone, you have given a potential buyer absolutely no reason to get up of their couch and actually come see your home, let alone even making an offer.

Great pictures which show off your homes features are VERY important. They should entice a buyer to want to walk through your front door. They should encourage them to spend time and money to actually see all these rooms in reality.

You will only have one chance to make a great impression and that chance comes in the form of really great pictures. Make sure that the Realtor you choose to list your home for sale, knows and stresses the importance of good quality pictures and takes as many as possible to promote your home online.

Gingerbread House and Sam Houston Elementary School

Last week the children of Sam Houston Elementary School had the opportunity to decorate Gingerbread houses that were provided by First Victoria Bank.

Each class in the school were given the raw materials and were challenged to create a spectacular Gingerbread House that would be part of a silent auction at First Victoria Bank’s Copperfield, Bryan location.

Wow these kids did an absolutley amazing job. The creativity and imagination displayed was awesome. All proceeds from the silent auction was awarded to Sam Houston Elementary School.

Here are just some of the houses that were created. They put us to shame!

Thanks to First Victoria Bank for giving these children and the school such an awesome opportunity.

Brazos Animal Shelter, Still Creek Ranch & Maggie the Pig!

As many of you know Maggie the Pig is no longer living with us but she now has an amazing wonderful new home. Thanks to the fantastic people at Brazos Animal Shelter and the hard work of the guys at Still Creek Ranch, Maggie (now known as Maxwell, since she’s really a he) is living the in lap of pig luxury at the shelter.

She gets to be the star at birthday parties and shelter events and she’s loving her new home, mud and all.

Thank you so much to the Brazos Animal Shelter and the boys at Still Creek Ranch for giving Maggie (er Maxwell) everything we couldn’t.

If your ever at the shelter please give Maggie a hug from us and a good ole belly scratch would be much appreciated.
